How do I schedule a tour of the community?
To schedule a tour, please contact our leasing office and we’ll be happy to help you set up a visit.
Do you have virtual or self-guided tours available?
Not at this time. We currently offer in-person tours so you can experience the community firsthand.
What are your Leasing Office hours?
Monday–Saturday: 8:00 AM–5:00 PM
Sunday: Closed
Do you offer any move-in specials?
Yes! We may offer move-in specials from time to time. Please contact the leasing office for the most current offer details (on approved credit).
What income requirements do you have for applicants?
Foothills on the Preserve offers income-qualified (affordable) housing. Income limits and eligibility requirements apply based on household size and other program guidelines. Please contact the leasing office for current income limits and qualification details.
What is your Application Fee?
$35 per applicant. Application fees are non-refundable.
What is your Administrative Fee?
$100 administrative fee per unit (non-refundable).
Do you require a Security Deposit? If so, how much? Maximum Deposit
Yes. Security deposits start at $300 and may increase based on screening results, up to a maximum of 1.5x one month’s rent.
Do you accept co-signers or guarantors?
Not at this time. We do not currently accept co-signers or guarantors.
Do you allow subletting or lease transfers?
No. Subletting and lease transfers are not permitted.
Do you require Renters Insurance? If so, up to what amount do you require coverage for?
Not at this time. Renters insurance is not currently required.
When is rent due each month?
Rent is due on the 1st of each month.
What is the late fee policy for rent payments?
A $25 late fee is assessed on the 1st day rent is late, plus $3 per day thereafter until the balance is paid in full (per lease terms).
What forms of payment do you accept for rent?
We accept the following payment options: Online payments through the Resident Portal, Cashier’s checks, and Money orders.
What utilities are required in the rent?
Water, sewer, and trash are included. Please contact the leasing office for current billing details and utility setup information.
What appliances are included in the apartments?
Apartments include a refrigerator, dishwasher, and stove.
Are washers and dryers included, or is there a laundry facility?
Apartments do not include an in-home washer and dryer, but washer/dryer hookups are available. We also offer a convenient on-site laundry facility.
What amenities are available for residents?
Residents enjoy a swimming pool—perfect for relaxing year-round.
Is parking available? If so, is there a monthly fee?
Yes. Parking is available at no additional monthly fee (subject to availability).
Do you have EV charging stations? If so, what is the policy for use?
Not at this time.
Do you have a dog park or pet washing station?
We do not have a designated dog park or pet washing station; however, we do provide pet waste stations with bags throughout the community.
Do you have package lockers or package delivery services?
We do not currently offer package lockers. Delivery policies may vary by carrier—please contact the leasing office with questions.
Do you have on-site maintenance, and how do I request a service?
We do not have on-site maintenance; however, service requests can be submitted through the Resident Portal or by calling or visiting the leasing office for assistance.
Are there any community events for residents?
Yes! We host a resident event each month—watch for announcements and community updates.
Is there a preferred employer or student discount program?
Not at this time.
